Mumbai has traditionally been divided in the following way- the eastern and central suburbs were known as industrial areas while the western suburbs were residential zones. The western suburbs comprise of areas such as Santa Cruz, Andheri, Bandra, Goregaon and Malad. These areas are dominated by high-rise residential complexes which are complete with lifestyle amenities such as swimming pool and gymnasium. Although every Mumbaikar aspires to live in these flats, how many can actually afford them? Flats in Santacruz, Ville Parle and Bandra are mostly reserved for HNI individuals.
These areas enjoy good connectivity to south Mumbai via the Western Express Highway. Ever since the Bandra Worli Sea Link was made operational, commutes to business areas of south Mumbai such as Prabhadevi, Mahalaxmi and Worli have become easier. The Mumbai International and Domestic Airport terminals are located very close to the western suburbs, which has also caused a spurt in the demand of flats here. Reaching the airport from here takes at most thirty minutes via the Western Express Highway and SV Road (depending on the area where you stay). The configurations that come up in the area are 1 and 2BHK mostly as they are most demanded and available within an average buyers’ budget. Only a handful of developers, offer 3 or 4BHK apartments in the residential towers constructed here. Those wanting to live in plush residential units usually buy up to two or three apartments in different floors so that a composite unit can be made in the duplex style. The western suburbs are also home to most Bollywood stars, which is another reason why the prices are sky high in the areas. When you consider per square unit price of flats in Santacruz with the same in areas such as Chembur or Govandi, a difference of almost 100 percent will be noted.
The luxury quotient available is clearly more in the western suburbs. Staying in these areas is not only convenient for Mumbaikars but it is actually a matter of pride and status. The flats in Santacruz and Bandra that come up on larger plots usually have facilities such as club house and gymnasium on offer to cater to their high flying residents. Rajhans Realty, an award winning property developer based in Surat has several residential projects on offer in the western suburbs. These projects are well-designed and have all the amenities that the rich desire closer home.
